When you purchase a home at Champion’s Club, you will own your home and homesite. There is not an entrance fee. When you are ready to sell your home, you can list it with the real estate broker of your choice and sell it to anyone who meets the age qualifications. In order to offer you the maintenance-free lifestyle you are seeking, your lot will have a costs-easement recorded on it, which gives the staff, employees, and subcontractors of the Homeowners Association the right to enter your yard to perform landscape and repair services as the Homeowners’ Association will be maintaining the exterior of your home. In addition, this easement gives the other residents of Champion’s Club permission to cross your property.Federal law provides that 80% of the homes in Champion’s Club must have one permanent occupant who is 55 years of age or older and that there are no permanent residents of the home under the age of 18. Champion’s Club permits visitors under the age of 18 to stay up to 30 nights per year and does not regulate daily visits. Children are only allowed to use the private space, certain areas of the clubhouse and some community recreational facilities at prescribed times and when accompanied by a resident of the community. There is no continuing care associated with the community, so you are not required to pay for meals, housekeeping or future healthcare services you may never need.
